CCBC BUILDING UPGRADE – APPROVAL OF THE DEVELOPMENT APPLICATION

Success at last!

The Central Coast Council has finally approved the CCBC Development Application, and we can move forward to 1) the Construction Documentation and 2) the Contractor Tendering and Selection process based on the detailed Construction Documentation.

As 12 months have elapsed since around 90% of our members approved this project at a special general meeting, we should revisit the building improvements and the benefits accruing to the CCBC as follows: -

STAGE 1:

SUMMARY OF BUILDING IMPROVEMENTS  

1. New Facilities:  new training room, kitchen, office, storage areas and upgrades to services  

2. Additional Bridge Playing & Usable Area: an additional 60 m2 of usable space.   

3. Enhanced Amenity & Access: new carpet, internal furnishings, accessible ramps, and stairs

4. New Façade: better interface with the street including new entry, digital sign, feature timber screen etc.  

5. Enhanced Architectural Design: better quality natural light, ventilation etc.

6. Upgrades to material finishes: new paint and plasterboard, windows, and external cladding.

BENEFITS OF BUILDING UPGRADE

  • Improves the bridge playing experience for both existing and new members
  • Provides modern facilities and member benefits in line with the wider club industry
  • Provides a training room for beginners and intermediate lessons.
  • Increases impact and visibility to 1000’s of passing motorists and pedestrians every day.
  • More productive use of cash reserves of $200K
  • Increases the value of the building from $670K to around $1.1M post completion of Stage 1
  • Assists with increasing member and table numbers and table fee income.
  • Increases marketing opportunities including promoting the building improvements.
  • Increases the bridge playing area – accommodates around 30 tables, congresses & tournaments.
  • Improves efficiency of the office space and consolidates multiple storage locations.
  • Improves access to the kitchen and amenities and disabled access from the front and side entrances.

Now that the CC Council has approved our Development Application, progress with this important project will now gain momentum with the Committee providing regular updates.
